A note from Steve

Last week I told you the ECB looked almost certain to raise rates on the 11th, and that the smart move was to lock a fixed mortgage quote before it landed rather than wait for cheaper money. Well, it landed. Yesterday the bank raised rates a quarter point to 2.25%, its first hike since 2023, with euro-area inflation back at 3%. If you were holding out for cheaper euro borrowing before buying here, that plan is now officially over.

But here is the part most buyers reading this from abroad miss, and it is quietly good news if you already own in the Western Algarve. The buyer who clears the million-plus villas in Lagos and Luz mostly is not borrowing at all. A rate move barely touches them. One number below makes the point.

Higher euro financing costs trim the budgets of buyers who borrow. But your most likely buyer in the Western Algarve is international, and very often a cash or near-cash buyer: last month's data put the average non-EU purchase here at €470k, much of it unfinanced. So if you own and are weighing a sale, read this hike for what it is. It cools the financed end of the market, not the international demand that actually sets your price. Price to today's buyer, present the home properly, and the rate noise stays noise.
