A note from Steve

Nearly every buyer conversation I had this week ended on the same question: should we wait for rates to come down? My answer changed this month. The ECB meets next Thursday, and markets are about 90% sure it will raise rates for the first time in this cycle. Euribor is already climbing in anticipation. So if your purchase depends on a mortgage, the smart move is to lock a fixed quote before the 11th, not after. Waiting for cheaper money is no longer a strategy here.

It is the first Saturday of the month, so below you will find the state of the market in five numbers, plus a family villa I have just listed between Lagos and Praia da Luz.

28% · Foreign buyer share.
International buyers made 28% of all Portuguese home purchases in 2025, and the Algarve took 42 cents of every euro non-residents invested. If you are buying from abroad, you are the market. If you are selling here, so is your buyer.

€2,076/m² · National median sale price.
Up 16.8% on the year, and the sub-€300k tier keeps shrinking. Forecasters see growth slowing to 2-4% this year. Slowing is not falling.

~90% · Odds of an ECB rate hike on 11 June.
The first hike of this cycle. The 12-month Euribor is already at 2.80%. If you are financing, lock your fixed quote this week.

€578k · What £500k buys today. GBP/EUR at 1.156, flat on the week. US buyers fared better: $1M buys about €860k, the dollar's best level in six weeks.

+11.2% · Faro district rents, year on year.
€14.6/m² while the national average falls. The buy-to-let maths still works here. Just make a valid, transferable AL licence a written condition of any offer: the paperwork is now being checked.

What I'd do with this:
If you need a mortgage, get the fixed quote locked before Thursday. If you are thinking of selling, the 28% figure is your confidence stat: your most likely buyer is international and typically pays more than a local would. And if rental income is part of your plan, the Faro rent number is your friend, but buy clean on the licence.
