A note from Steve

For ten years, the Western Algarve was Europe's quiet bargain: a coastline as good as the Riviera or the Costa del Sol, at a fraction of the price. The last decade closed most of that gap. Thin supply, a wave of international interest, double-digit price rises year after year. I get asked constantly whether the party is over.

My honest read: the easy part is. We will not get another decade of 10% a year, and at the average level Portugal has already caught up with, even passed, Spain and Italy. But at the top end, prime Algarve still trades below the established luxury coasts, and that is the gap still closing.

Nowhere shows it like Lagos. It is now the second most expensive municipality in the Algarve, and €107.8m of Hilton and Marriott money is rising around the marina. Groups like that do not guess. When five-star flags pick your town, they are pricing the next decade, not the last one.

That is right up with Loulé's Golden Triangle (€4,152) and nearly double Portugal's national median of about €2,076. Ten years ago Lagos was nothing like this expensive. What changed is not hype, it is supply and signal: very little new stock on this stretch of coast, and serious operators planting flags. The marina alone is getting two Hilton hotels on a €107.8m investment, with a Marriott and a large new Boavista resort in the pipeline. If you own here, your asset is being re-rated in real time. If you are buying, the lesson is not "rush", it is "be selective": in a market that has done its easy growth, the right address in the right town is what protects you.
